An Island site in the cities financial district was transformed into one of the best residential led plots in London. Reflecting the old character of the area with the modern towers and amenities.

As principal contractor, O’Keefe were contracted to demolish the outdated and under-utilised site that stood on Crown Place. In keeping with tradition, several terraces were retained to keep the original streetscape. During demolition of the substructure, complex temporary works and monitoring were installed due to the surround properties and their sensitive nature.

Upon completion of the piled secant wall, the construction of the capping beam (1.5m x 3m in section) was carried out in sequence while installing sacrificial temporary bracings to the perimeter wall followed by installation of lateral bracings to allow the excavation of the main basement to B2 level (12-15m deep).

Bespoke loading gantries were constructed on two corners of the site for operation of a 45-tonne telescopic excavator loading up to 120 lorries a day from this heavily congested city location to remove 26,000m3 of excavated material from the site.

To finish off, the basement was handed over concrete-blinded to its entirety with further twin- wall construction of structural vertical blinding to speed up production and provide a safer environment to the following trades.
